AND THAT'S A NEW RESIDENTIAL DEVELOPMENT THAT CONTAINS RIGHT NOW IT'S GOT 59 LOTS THAT WOULD BE SINGLE FAMILY LOTS.

SO WE'RE JUST WORKING THROUGH A FEW MORE MINOR DETAILS BEFORE IT'S TEED UP AND READY TO GO FORWARD IN FRONT OF THE COMMISSION.

[E.1. Conduct a public hearing and consider a recommendation approving an amendment to the Charles Schwab Campus Phase II site plan in order to place a wall sign on the west elevation of the DFW-G2 parking garage on 3107 Schwab Way. 23-169 Charles Schwab Sign]

SIGN ON THE WEST ELEVATION OF THE DFW-G2 PARKING GARAGE AT 3107 SCHWAB WAY.

IS THERE A PRESENTATION? JUST A VERY BRIEF PRESENTATION.

THEN I'LL ALLOW THE APPLICANT TO COME UP AND SAY ANY WORDS THAT THEY MIGHT HAVE.

THIS IS A VERY SIMPLE REQUEST.

AND THE REASON THIS REQUIRES APPROVAL BY THE COMMISSION AND THE COUNCIL IS IT'S A MATERIAL AMENDMENT TO THE SITE PLAN, THE VERY DETAILED SITE PLAN.

SO IN ORDER TO ADD ANY SIGNAGE THAT'S NOT WASN'T ON THE APPROVED SITE PLAN, THEY NEED TO COME BACK AND AMEND IT.

SO THE PARKING GARAGE THAT IS ON THE WEST SIDE OF THE CAMPUS, WHICH IS G2 ON THE MAP THAT YOU HAVE UP IN FRONT OF YOU, THEY WANT TO ADD A SIGN WHERE THE ARROW SHOWS ON THE WEST SIDE THAT WOULD POINT TOWARD TRAFFIC ON HIGHWAY 170.

THEY ALREADY HAVE SIGNAGE ALONG THE FRONT OF THE CAMPUS THAT'S VISIBLE FROM 114 AND PARTS OF 170.

THIS WOULD BE VISIBLE TO TRAFFIC COMING WESTBOUND ON 170.

AND AGAIN, THERE'S A PICTURE OF THE THE PORTION OF THE GARAGE THAT THE SIGN WOULD BE APPLIED TO.

IT'S A 20 BY 20 SIGN.

AND THIS IS HOW YOU'RE COMING EASTBOUND ON 170 LOOKING AT THE GARAGE.

EXPANSION OF THE DELOITTE UNIVERSITY CAMPUS.

AND THIS IS SOMETHING THAT HAS BEEN BEFORE US BEFORE, NOT IN THIS PARTICULAR FORMAT, BUT TO DO SOME OF THE PRECURSOR AND LAYING OF THE GROUNDWORK.

SO IS THERE A PRESENTATION THAT WE'RE GOING TO GET TONIGHT ON THIS? YES. SO I WILL TURN IT OVER TO THE THE APPLICANT FOR A PRESENTATION.

THEN THE CONCEPT PLAN IS A MUCH LARGER KIND OF PULL OUT OF THE DEVELOPMENT, JUST APPROVING THE LAYOUT, THE GENERAL LAYOUT OF THE DEVELOPMENT AND KIND OF THE MASTER PLAN, IF YOU WILL, OF THE EXPANSION.

SO WHAT YOU HAVE BEFORE YOU TONIGHT IS THE SITE PLAN, WHICH IS THE FINAL APPROVAL THAT'S REQUIRED BY THE COMMISSION AND THE COUNCIL BEFORE THEY WILL BRING THEIR BUILDING PERMITS IN AND THEN START ACTUALLY BUILDING THE DEVELOPMENT.

NOW THEY ARE STARTING SITE WORK ALREADY.

THEY'RE STARTING TO STAGE AND MOBILIZE ON THE SITE.

THEY'VE BEEN THEY'RE CIVIL CONSTRUCTION PLANS HAVE BEEN APPROVED, WHICH WE CLEARED THEM TO DO ONCE THE CONCEPT PLAN WAS APPROVED.

WHAT THIS TONIGHT DOES IS REALLY GO INTO MORE OF THE DETAILS, SHOWS YOU THE BUILDING DESIGNS, THE MATERIALS, THE LANDSCAPING, AND REALLY WHAT THE CAMPUS IS GOING TO LOOK LIKE ONCE THE ONCE IT'S ALL SAID AND DONE.

SO BRIEFLY, I'LL JUST KIND OF SHOW YOU ON THE MAP YOU HAVE BEFORE YOU.

THE GRAY IS THE THE NEW BUILDINGS AND THE NEW PORTIONS OF THE EXPANSION.

SO THIS INCLUDES SO THE BUILDINGS THAT ARE TO THE EAST AND TO THE SOUTH OF THE EXISTING BUILDING, WHICH IS NUMBER ONE ON THIS MAP.

SO IF YOU YOU'VE GOT A LOT OF GRAPHICS IN YOUR PACKET THAT SHOW THE DETAILS OF THE DEVELOPMENT FROM DIFFERENT VANTAGE POINTS, WHAT THE LANDSCAPING LOOKS LIKE AND ALSO WHAT THE BUILDINGS LOOK LIKE.

JUST BRIEFLY TO SUMMARIZE.

SO PHASE ONE, THIS IS THE PART OF THE DEVELOPMENT THAT'S ALREADY THERE AND HAS BEEN OPEN FOR ABOUT A LITTLE MORE THAN TEN YEARS.

YOU HAVE 700,017FT² TOTAL WITH 799 GUEST ROOMS. THE NEW PORTION THAT'S PART OF THE SITE PLAN APPROVAL INCLUDES 732,000FT² OF NEW BUILDING AREA IN ADDITION TO 215,000FT² OF THE NEW PARKING STRUCTURE.

AND THEN THAT ALSO INCLUDES 603 NEW GUEST ROOMS. SO IT'S A VERY LARGE EXPANSION.

HOWEVER, AS YOU CAN SEE FROM THE THE MAP, THERE'S A LOT OF OPEN SPACE THAT REMAINS ON THE PROPERTY.

IN FACT, MOST OF THE PROPERTY STILL IS OPEN SPACE.

SO THE IDEA IS TO THE CAMPUS TO BE A CLOSED CAMPUS THAT FROM THE ROAD AS YOU DRIVE AROUND, IT IS STILL VERY MUCH FULL OF TREES AND A KIND OF A NATURAL PASTORAL LOOK.

SO WITH THAT I'LL BE GLAD TO ANSWER ANY QUESTIONS FROM THE COMMISSION AND AGAIN, THE APPLICANTS HERE AS WELL TO PRESENT AND ANSWER ANY QUESTIONS.

SO AS PRESENTED. AND JUST TO CIRCLE BACK ON YOUR POINT, WE DID WORK TOGETHER BETWEEN THE TOWN ARCHITECT, TOWN ENGINEER AND THE APPLICANT AND HELD NUMEROUS MEETINGS BACK AND FORTH BETWEEN ALL PARTIES TO KIND OF GET THIS TO WHERE IT COMPLIES WITH WITH TOWN ORDINANCES AND MEETS ALL THE TOWN'S

I DON'T KNOW IF ALL OF THE NEW COMMISSIONERS HAVE HAD A CHANCE TO REVIEW THE PLANS AS SUBMITTED.

I'VE REVIEWED THE PLANS.

THE ONLY QUESTION I HAD ARE THERE ANY VARIANCE REQUESTS? THE ONLY.

YOU KNOW, WHAT I WOULD CALL THE ONLY DEVIATIONS ARE RELATED TO REQUIREMENTS IN THE CODE FOR SET ASIDES FOR PARKLAND DEDICATION.

AND THOSE ARE THOSE ARE NOT PART OF THIS REQUEST TONIGHT.

THOSE ARE ACTUALLY BEING ADDRESSED THROUGH A SEPARATE DEVELOPMENT AGREEMENT WITH THE APPLICANT THAT WILL GO TO COUNCIL.

ONCE THIS GETS TO COUNCIL, THAT DEVELOPMENT AGREEMENT WILL BE THERE AS WELL.

SO OTHER THAN THAT, THE ONLY THING I'LL CALL ATTENTION TO IS THERE'S ALSO A REQUEST TO USE WHAT'S CALLED [INAUDIBLE] AS A CLADDING MATERIAL ON THE BUILDINGS AT THE HIGHER PORTIONS OF THE BUILDING.

THAT'S DIFFERENT FROM WHAT THE PHASE ONE BUILDINGS HAVE, WHICH ARE STUCCO.

BUT AND THE APPLICANT CAN EXPLAIN IT BETTER.

BUT THE REASON THEY DID THAT HAD A LOT TO DO WITH THE THE COMPLEXITY OF THE ARCHITECTURE AND TRYING TO MEET WHAT DELOITTE WANTED TO DO IN TERMS OF DURABILITY AND MAKING THE BUILDINGS LAST.

THEY'RE ALSO GOING FOR LEED, I BELIEVE IT'S LEED PLATINUM STATUS.

SO THIS IS A BIG DEAL FOR FOR DELOITTE.

SO WE IN WORKING WITH THE TOWN ARCHITECT, WE'RE ABLE TO GET TO WHERE WE'RE WE'RE ALL SATISFIED ON THAT FRONT AS WELL.
