THERE WE GO. DON'T HAVE AN UPDATE OTHER THAN JUST TO SAY THAT THE NEXT REGULAR SCHEDULED PLANNING AND ZONING COMMISSION MEETING, WHICH IS APRIL 9TH, LOOKS LIKE WE ARE GOING TO HAVE A MEETING ON THAT DATE.

SO IF YOU CAN'T MAKE IT, I'LL SEND A MEETING REQUEST OUT, BUT IF YOU CAN'T MAKE IT, JUST LET US KNOW, AND WITH THAT WITH WHAT'S ON THE AGENDA TONIGHT, WE'RE GOING TO SEE THAT ON THE UPCOMING.

OKAY, AND THE ONLY OTHER THING I WAS GOING TO MENTION IS ENTRADA JUST TO GIVE EVERYBODY A CHART UPDATE, BECAUSE I KNOW EVERYBODY'S INTERESTED IN ENTRADA.

WE ARE STILL WORKING THROUGH SOME THINGS WITH ENTRADA, BUT THERE ARE SOME THINGS MOVING FORWARD.

THERE'S A HOTEL THAT'S CURRENTLY BEING CONSIDERED.

IT'S A SITE PLAN LEVEL THAT SHOULD NOT REQUIRE ANY P&Z OR COUNCIL APPROVAL BECAUSE IT ONLY NEEDS ADMINISTRATIVE APPROVAL, BUT WE'RE STILL WAITING FOR REVISIONS TO COME BACK.

SO THAT'S BEING REVIEWED AND THAT WOULD BE A DIFFERENT DEVELOPER OTHER THAN THE ENTRADA DEVELOPER.

THE TWO RESTAURANTS ALONG TARRAGONA THAT ARE IN THE RESTAURANT ROW.

I WENT BY THERE TODAY. THEY'VE STOPPED CONSTRUCTION.

WE'VE TRIED TO COMMUNICATE WITH THEM AND SEE WHERE THEY ARE, BUT WE HAVEN'T HEARD ANYTHING BACK FROM THEM, SO NOT REALLY.

THOSE PERMITS ARE STILL ACTIVE, BUT WE JUST HAVEN'T HEARD ANYTHING BACK FROM THE DEVELOPER ON.

SO THERE IS SOME PROGRESS ALSO BEING MADE FROM THE DEVELOPER ABOUT WANTING TO COME BACK AND AMEND THE DEVELOPMENT PLAN THAT WAS SUPPOSED TO GO TO P&Z LAST NOVEMBER, AND [INAUDIBLE] DRAWN BY THE DEVELOPER.

SO I'M THINKING MAYBE IN A 2 OR 3 MONTHS WE MAY SEE SOME STUFF START TO MOVE AGAIN IN THAT.

OTHER THAN THAT JUST WHAT WE'RE DEALING WITH TONIGHT, AND THEN, OF COURSE, DELOITTE'S MOVING ALONG AT A RAPID PACE, AND WE'LL SEE SOME OTHER THINGS COME FORWARD IN FRONT OF THE COMMISSION AGAIN NEXT MONTH, PROBABLY THE ENSUING MONTHS AFTER THAT.

[E.1. 24-058 Conduct a public hearing and consider recommending approval of a preliminary site evaluation for the Circle T Front 44 Phase One development, containing 16.38 acres, located between State Highway 114/170 and Schwab Way.]

44 PHASE ONE DEVELOPMENT CONTAINING 16.38 ACRES LOCATED BETWEEN STATE HIGHWAY 114, 170 AND SCHWAB WAY.

SO THIS IS A PRELIMINARY SITE EVALUATION FOR THE FRONT 44 DEVELOPMENT.

THIS PRELIMINARY PRELIMINARY SITE EVALUATION AND THE CONCEPT PLAN THAT IS BEING CONSIDERED AFTER THIS ON THE AGENDA ARE SPECIFIC TO A 16 ACRE AREA THAT YOU SEE ON THE GRAPHIC IN FRONT OF YOU.

THIS IS NOT THE ENTIRE PD DISTRICT.

THIS IS JUST FOR THIS PORTION OF IT.

SO BASICALLY IT'S A FIRST PHASE OF DEVELOPMENT.

THE LAND THAT YOU SEE IMMEDIATELY TO THE EAST, WHICH WOULD BE AT THE CORNER OF SCHWAB WAY, AND 114 THAT IS OWNED BY CHARLES SCHWAB, AND THEY ARE LOOKING TO PUT A KIND OF A FLAGSHIP RETAIL STORE THERE WHERE YOU COULD GO IN AND BANK AND MAYBE PURCHASE SOME SCHWAB PRODUCTS, TALK TO AN ADVISOR THAT WILL PROBABLY COME PRETTY SOON AFTER THIS, I'VE REACHED OUT TO SCHWAB TO KIND OF GET AN IDEA OF THEIR PHASING.

THEY'RE WORKING ON IT, BUT IT'LL COME SUBSEQUENT TO THIS.

SO BUT THEY ARE WORKING ON IT, BUT THAT'S GOING TO BE A DIFFERENT APPLICATION.

THEY OWN THAT PROPERTY AND THEY'RE GOING TO COME IN SEPARATELY, JUST SO YOU GUYS KNOW, AND THEN EVERYTHING TO THE OTHER SIDE WOULD BASICALLY PHASE TWO THREE, THE SUBSEQUENT PHASES, DEVELOPERS STILL WORKING ON THOSE, AND THEY COULD ANSWER ANY QUESTIONS YOU MIGHT HAVE ON THAT, BUT TONIGHT WE'RE JUST FOCUSING ON PHASE ONE.

SO THIS IS THE PRELIMINARY SITE EVALUATION AND CONCEPT PLAN.

THIS PD DOES NOT HAVE AN APPROVED CONCEPT PLAN UNLIKE MOST OF THE OTHER PDS OUT IN THE CIRCLE T RANCH.

THIS ONE DOESN'T HAVE ONE BECAUSE WHEN THEY SPLIT THIS PD DISTRICT TO BRING THE SCHWAB CAMPUS IN, THEY WENT AHEAD AND SCHWAB WAS COMING IN PRETTY QUICKLY. THEY WERE GOING TO CIRCLE BACK WITH THIS ONE AND BRING THE CONCEPT PLAN IN LATER.

SO FOR MANY DIFFERENT REASONS THE PROJECT GOT DELAYED.

SO NOW THEY'RE AT A POINT WHERE THEY'RE READY TO MOVE FORWARD WITH IT, AND THIS IS THE FIRST PHASE OF IT.

SO THE PRELIMINARY SITE EVALUATION, THERE'S NOT MUCH TO LOOK ON THIS OTHER THAN THE STREET LAYOUTS AND FUTURE LOT LAYOUTS.

THE CONCEPT PLAN AFTER IT.

EFFECTIVELY MATCHES THE PRELIMINARY SITE EVALUATION, EXCEPT IT'S GOT A LITTLE BIT MORE DETAIL.

WHOOPS. IT JUST SHOWS YOU THE STREET LAYOUT AND THE LOT LAYOUT.

THE DEVELOPMENT PLAN IS THE NEXT ITEM TO SUBMIT ON THIS, WHICH GETS INTO MORE DETAIL, AND THEY ARE GOING TO SUBMIT THAT ONCE THIS GETS APPROVED, AND THAT'S WHEN WE'RE REALLY GOING TO START TO SEE HOW THIS DEVELOPMENT IS GOING TO LOOK WHEN IT COMES TOGETHER.

I SAW RENDITIONS OR RENDERINGS, 3D RENDERINGS.

SO THE PRESENTATION YOU HAVE IN YOUR PACKETS REALLY KIND OF GIVES YOU AN IDEA OF WHAT THIS IS GOING TO LOOK LIKE WHEN IT'S ALL SAID AND DONE, BUT OBVIOUSLY THOSE DETAILS ARE STILL FORTHCOMING WITH THE SITE PLAN TO INCLUDE EVERYTHING SO YOU'LL.

THE DETAILS, THEN YOU KNOW, YOU CAN OPEN THE PUBLIC HEARING ON THIS.

YOU CAN COMBINE THE PUBLIC HEARINGS IF YOU'D LIKE TO DO THE PRELIMINARY SITE EVALUATION AND THE CONCEPT PLAN TOGETHER, AND, YOU KNOW, THE DEVELOPER'S HERE TO ANSWER ANY QUESTIONS.

BEFORE THEY COME UP, IF YOU HAVE ANY QUESTIONS FOR ME, I'D BE GLAD TO ANSWER.

THERE IS PRECEDENT FOR DOING SOME OF THESE AS PRIVATE ROADS, BUT THERE'S ALSO PRECEDENT FOR PUBLIC ROADS AS WELL.

SO I WOULD SAY WHEN YOU GET THE DEVELOPMENT PLAN IN FRONT OF YOU, WE'LL HAVE THAT PINNED DOWN ONE WAY OR, AND WE SUPPORT HIS HOT BUTTON.

TOO MANY SOUTHLAKE HORROR STORIES AROUND UTILITIES UNDER THE MIDDLE OF THE STREET.

SO WHAT I SAW LOOKED WONDERFUL, AND I THINK HAVING THE HOTEL, HAVING THE RETAIL, THE RESTAURANTS, I THINK WE'RE GENERALLY IN, YOU KNOW, IN SUPPORT OF AND WHERE THIS STRIP OF LAND IS TUCKED.

I THINK LOOKING AT SCHWAB WAY IS ESTHETICALLY PLEASING MYSELF, BUT HEY, WHO AM I? AND THIS IS BETWEEN THAT AND THE FREEWAY.

SO THERE'S REALLY NO VISUAL IMPACT TO ANYBODY OTHER THAN THE FREEWAY, AND IT WAS A NICE LOOKING RETAIL KIND OF CONCEPTUAL DRAWING.

ONE THING YOU SEE UP THERE ALONG 114 170 IS THE LANDSCAPE BUFFER, AND THAT GOES BACK TO WHAT THE COMP PLAN RECOMMENDS AND ALSO WHAT THE ORDINANCES REQUIRE.

SO THAT IS PROPOSED TO BE PART OF THE DEVELOPMENT, AND WE'VE ACTUALLY WE'RE ALREADY LOOKING AT PLANS THAT SHOW THAT LANDSCAPED AREA.

SO YOU'LL HAVE THAT BUFFER AND THEN A MUCH SMALLER ONE ALONG SCHWAB WAY AS WELL.

SO THE LANDSCAPING IS GENERALLY IN COMPLIANCE WITH WHAT THE TOWN REQUIRES.

SO REALLY IT'S MORE ABOUT JUST BUILDING MASSING LAYOUT [INAUDIBLE] POINT [INAUDIBLE] GETTING THE FINAL DETAILS IN.

YEAH, AND SO YOU HAD JUST I MEAN, THE STAFF HAD NO RECOMMENDATIONS WITH REGARD TO THIS.
